Victoria at COMM22 is part of an intergenerational, master-planned, mixed-use development located on a four-acre, former San Diego Unified School District maintenance facility site. The overall master planned development is split into a Family and Senior component with Victoria providing 70 units of affordable housing for seniors and includes a mix of studio, one-, and two-bedroom apartment homes.

Several units are equipped with special features for people with mobility, hearing, and/or visual impairments and all units are adaptable. Amenities include a community room, on-site laundry, outdoor courtyard and a library. The property utilizes a part-time service coordinator employed to facilitate service programs customized to meet the health and wellness needs of the property’ population. Senior resident programs are offered multiple times a week and may include social and recreational activities such as nutrition and healthy cooking classes, safety awareness, fall prevention, budgeting, English as a second language, arts and crafts, bingo, birthday and cultural celebrations. Connections to community resources such as meal delivery programs, senior ride services and other programs that support seniors’ ability to age in place independently is also an important part of the services residents are offered.

The property also includes a 4,500 sf ground floor commercial space that houses a community child care facility which will provide seniors an opportunity to volunteer and enrich their daily lives through interaction with children.

The overall COMM22 development also received significant upgrades to area infrastructure, such as streetscape improvements, storm drains, water and sewer lines, and undergrounding of phone and power lines.
